Donald's Approach

At the end of the day, I am kind of a glorified bus driver."
Donald Gibson often describes his role as being a glorified bus driver, helping complex projects reach the desired destination. Behind his humor is a real belief: the journey matters as much as where it leads.
Many of the institutions Edgemoor serves are working in facilities that no longer support their mission. Donald sees the development process as a way to help those organizations move from environments that are outdated or limiting into places that can transform how they work and serve their communities. Donald's background spanning architecture, construction management, and real estate development brings a rare ability to see a project from all angles, guiding teams through competing priorities and keeping everyone moving toward the right destination.

SET THE DESTINATION
Success Begins With Clarity
Every successful project begins with clarity. The first step is helping stakeholders align around what success actually looks like — for the institution, the community, and the people who will rely on the project every day.

GET THE RIGHT PEOPLE ON THE BUS
Complex Projects Involve Many Voices
Complex projects involve many voices: agencies, user groups, consultants, operators, and delivery partners. The goal is to bring the right people together, understand how they work best, and create the conditions for strong collaboration. A key part of that is identifying champions, people who will take genuine ownership of a piece of the work and make sure it gets the attention and resources it needs.

MAKE ROOM
Where the Best Ideas Come From
The best ideas rarely come from the loudest voice in the room. They come from environments where people feel safe to contribute and where there's no pride of authorship. Creating that environment takes deliberate effort, getting people to share meals together, spend real time together in person, and develop genuine rapport throughout the life of the project. Just as important is watching for the quiet participants, the people who aren't speaking up but may have picked up on something everyone else has missed.
STAY ALIGNED
Coordination is a Daily Discipline.
Alignment requires constant coordination across every phase, ensuring teams are making the right decisions, solving problems together, and moving forward without losing momentum.

People need to see the larger purpose, the "why" and when they see what we are doing matters, their commitment grows. That is when the project really takes off."

NAVIGATE THE WINDING ROAD
These Projects Rarely Follow a Straight Path.
Priorities shift, constraints emerge, and challenges are inevitable. The key is staying practical, managing through complexity, and keeping the work on course.
NO SHORTCUTS
When People Care, the Work Shows It
When people genuinely care about what they're building, you can see it in the work. They hold themselves to a higher standard. They redo things not because someone asked, but because they know it can be better. Getting a team to that place takes real investment, understanding what people need, removing obstacles, and going out of your way to help others so that when you need help, they're there for you. When the whole team starts operating that way, it changes everything.

THE REAL DESTINATION
No One Builds a Building Just to Build a Building.
The physical environment matters more than most people realize. The right place and the right resources can dramatically improve people's lives and their contribution to society. That's the real measure of whether a project succeeded, not whether it was delivered, but whether the people inside it are better off because of what was built.

A fully integrated development, design, construction, and facility management solution can provide high quality buildings quickly and cost effectively. At Edgemoor, we can help our clients realize important facilities they could not otherwise achieve."

FEDERAL MEGA-PROJECTS
Complex Work, Real Accountability
Before joining Edgemoor, Donald led the design and planning effort on three of the ten largest buildings in the Mid-Atlantic region, including the U.S. Coast Guard Headquarters and BRAC 133. That experience shaped the practical, people-centered approach he brings to every project today.
At Edgemoor, every project is a custom solution for a client whose needs can't be met by conventional means. There is no off-the-rack answer, and that's exactly where Donald and the team do their best work.
