PROJECT OVERVIEW
Campus Expansion with Urban Activation.
The University of Nevada, Reno envisioned a new gateway district to bridge the campus with downtown as a vibrant hub for learning, innovation, and community connection. Traditional delivery methods could not meet the university's budget or schedule requirements, and the project required a development partner who could think bigger than a single building.
That's where Edgemoor came in. From the outset, we created the vision for the entire block, recognizing that a world-class College of Business could not stand alone. We helped the university think through what a modern academic district could look like beyond a single academic facility, including how complementary uses could draw activity to the campus edge and strengthen its connection to the city. Through a creative public-private partnership, the project delivered the College of Business (now named the John Tulloch Business Building) as the district's cornerstone, alongside the planning framework for future development to follow.
Since opening to students in August 2025, the building has become one of the most active spaces on campus, home to the Ozmen Center for Entrepreneurship, the Nevada Business Career Center, and a Bloomberg finance lab with the only Bloomberg terminals in the entire Nevada System of Higher Education. The Mathewson Gateway has helped UNR reach record enrollment of more than 24,000 students and is reshaping how the university connects with the city of Reno and the region it serves.

It’s easy to be a partner when things are going well, but as the inevitable challenges in a project this size arise, I continually find Edgemoor ready and willing to roll up their sleeves and help navigate our way through. As someone who was fortunate enough to be engaged in the project from the very beginning, I can safely say that without Edgemoor this project would not have moved forward as efficiently and effectively as it has.”
