​​Designing a District That Performs Beyond Game Day.
The University of Kansas set out to reimagine the area surrounding its football stadium, transforming it from a limited use, game day place into a year-round destination that could connect students, fans, and the Lawrence community.
Having already partnered with Edgemoor on the successful delivery of KU's Central District, the university turned to us again to lead this next chapter of campus transformation. Edgemoor was selected to bring that vision to life through a mixed-use master plan that combines a modernized stadium with new student housing, hospitality, retail, and structured parking. The plan creates a new anchor for the university, enhancing campus life and strengthening KU's bond with its hometown.
By integrating thoughtful design, creative financing, and long-term operational strategy, we are helping KU chart a path toward a dynamic, sustainable district — one that will energize the university experience and create a new campus destination that supports activity throughout the year.

Edgemoor is currently leading the next major phase of the Gateway District, bringing a 162-room hotel, 450 beds of student housing, more than 40,000 square feet of retail and restaurant space, an underground parking garage, and an events plaza to the east side of the stadium, all scheduled for completion in 2028. Once complete, the district is expected to generate roughly two billion dollars in regional spending over the next two decades, anchoring a year-round destination at the gateway to the KU campus.
