PROJECT OVERVIEW

Delivering KC's Largest Single Infrastructure Project

For decades, Kansas City’s original airport was beloved for its simplicity and ease. But after 9/11, new security requirements and modern travel demands exposed the limits of its 1970s design. What was once convenient became constraining, and the city faced a choice between patching the past or building for the future.

When Edgemoor was selected to lead the terminal redevelopment, the goal was clear: deliver a transformational, world-class airport that embodied Kansas City's values and character, grounded in craftsmanship, pride, and community, and that would create lasting change for the local workforce.

From day one, we worked side by side with civic leaders, local partners, and the broader community to shape a vision that was distinctly Kansas City. Every decision reflected that mindset. Local restaurants replaced national chains, and artwork celebrated the city’s deep roots in jazz and culture. Open, light-filled spaces welcomed travelers with the warmth Kansas City is known for.

We also understood the broader capacity-building opportunity this project represented and invested in long-term regional impact, expanding small-business capacity and helping build the workforce of the future through its Terminal Workforce Enhancement Program.

Delivered on time and on budget, the new $1.5 billion single-terminal airport became the largest infrastructure project in the city's history. The result was not just a new terminal, but a transformational gateway that reflects Kansas City's identity and continues to strengthen the community it serves.

Since opening in February 2023, the new terminal has set new records for Kansas City. In 2024, the airport welcomed more than 12.1 million passengers, the busiest year in its history, and now generates roughly $6.3 billion in annual regional economic activity supporting nearly 40,000 jobs across the metro area. The terminal was designed for exactly this kind of growth, with 40 gates and room to expand to 50, giving Kansas City the kind of front door its airlines, travelers, and economy can build on for decades to come.

There’s a new body of research that’s come out analyzing billion-dollar-plus projects. The proportion of them that are completed in a way that meets the promised benefits, happens on time, and arrives at or under budget, is less than one percent. So you’ve done something special here that we’re all going to need to learn from in this country.”
