PROJECT OVERVIEW

A New Chapter For Inova.

When Inova Health System acquired the 117 acre former ExxonMobil campus in Northern Virginia, the potential was extraordinary, but so were the challenges. Transforming a corporate campus into a world-class health and research district required a vision that balanced ambition with financial and regulatory realities.

Edgemoor partnered with Inova to help envision the art of the possible for the redevelopment of the property. The team led the master planning process, guided entitlement and rezoning efforts, and created a 30-year financial framework designed to support decades of growth in line with Inova's broader vision. The result was a cohesive plan that gave Inova the clarity and strategic foundation to advance the campus on its own terms.

As the plan moves forward, the campus is positioned to become one of the most significant healthcare and life sciences districts in the region, bringing together patient care, research, education, and innovation on a scale rarely possible in a single location. For the communities of Northern Virginia, it represents a long-term investment in the kind of healthcare infrastructure that will serve patients, families, and researchers for generations to come.
